SMS/Text Messaging Terms & Conditions

Manor Park OS (manorparkos.com) offers SMS communication strictly on an opt-in basis. Users must explicitly consent through opt-in checkboxes on our forms to receive messages. We do not use your use of the site or acceptance of general terms as implied consent for SMS.

  • Program Description: Users who opt-in can expect to receive text messages containing verification codes (2FA), account alerts, lease updates, and related transactional notifications.
  • Message Frequency & Rates: Message frequency varies. Standard message and data rates may apply depending on your mobile carrier plan.
  • Opt-Out & Support: You may opt-out of SMS communications at any time by replying "STOP" to any message received. You may request assistance by replying "HELP".
  • Privacy: We respect your privacy. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Carrier Disclaimer: Mobile carriers are not liable for delayed or undelivered messages. Your consent to receive SMS communications is not a condition of any purchase or lease agreement.

Privacy Policy & Data Sovereignty

Data Collection: We collect information necessary to provide property management services, including identity verification documents, financial transaction history, and communication logs. We do not sell your personal data to third-party advertisers.

Data Sovereignty: Manor Park OS utilizes distributed ledger technology for certain records to ensure immutability and high-availability. However, Personally Identifiable Information (PII) is encrypted at rest and only accessible to authorized parties involved in the specific lease or management agreement.

GDPR & CCPA Compliance: If you are a resident of the EU or California, you have specific rights regarding your data, including the right to request access, deletion, or portability. Please contact support@manorparkos.com for such requests.

Security: We implement industry-standard AES-256 encryption. However, no digital system is 100% secure. By using the platform, you acknowledge that you provide data at your own risk.

Limitation of Liability

Manor Park OS provides a software platform for property management. WE ARE NOT A REAL ESTATE BROKER, LENDER, OR PROPERTY MANAGER. Manor Park OS is not responsible for the actions, omissions, or conduct of any landlord, tenant, service professional, or third-party user of the platform.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, MANOR PARK OS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM:

  • Your access to or use of (or inability to access or use) the platform.
  • Any conduct or content of any third party on the platform.
  • Any content obtained from the platform.
  • Unauthorized access, use, or alteration of your transmissions or content.

Manor Park OS is provided "AS IS" and "AS AVAILABLE" without warranty of any kind, express or implied.

No Fiduciary Duty & Professional Advice

You acknowledge and agree that Manor Park OS is not acting as your fiduciary, financial advisor, legal counsel, or tax professional. All financial calculations, tax segregation estimates, and neighborhood intelligence are provided for informational purposes only.

Independent Verification: Users are solely responsible for seeking independent professional advice before making financial commitments, signing contracts, or reporting data to public authorities based on platform output.

Financial & Third-Party Integrations

Payment processing services on Manor Park OS are provided by Stripe and are subject to the Stripe Connected Account Agreement. By using these services, you agree to be bound by Stripe's terms. Manor Park OS is not liable for payment failures, chargebacks, or errors originating within third-party payment systems.

Bank account linking and income verification are processed via Plaid and are subject to Plaid's Privacy Policy. Manor Park OS does not store your bank login credentials. When you link a bank account, Plaid may match your financial account information against your identity verification data to confirm that the account belongs to you (Financial Account Matching). This comparison is performed by Plaid and is used solely to reduce fraud and confirm applicant identity during the rental application process.

Identity Verification & Biometric Data Collection

As part of the tenant application process, Manor Park OS uses Plaid Identity Verification (IDV) to confirm your identity. Identity verification is mandatory to submit a rental application — you cannot opt out of this step and continue with an application. This process protects landlords and other tenants from fraud and satisfies applicable anti-money-laundering compliance requirements. By submitting a rental application, you consent to the data collection and processing activities described below. This verification service is available for US-based verifications only.

Government-Issued Document Collection. You will be asked to photograph or upload a government-issued identity document (such as a driver's license, state ID, or passport). The document must contain a photo portrait, and its issuing country must match the address you provide during your application — documents issued in a country that does not match your stated address will not be accepted. Plaid captures and processes the document image, extracts the data printed on it (name, date of birth, address, ID number, expiration date, and issuing jurisdiction), and verifies the document's authenticity against both data sources and documentary verification simultaneously.

Biometric Selfie & Facial Comparison. When documentary verification runs, you will be asked to take a real-time selfie. Plaid uses this image to confirm that you are the person depicted on your identity document. This is a biometric data processing activity. Plaid compares facial geometry extracted from your selfie against the photo on your document and against selfies from other Plaid verification sessions to detect potential fraud (Facial Duplicate Detection). Plaid's facial duplicate check applies across all identity verification sessions processed through the entire Plaid network — not only Manor Park OS sessions.

DMV & Government Database Validation (AAMVA). Once a document passes initial verification, Plaid verifies the extracted data directly against records held by the relevant DMV or Secretary of State via the American Association of Motor Vehicle Administrators (AAMVA) network, confirming that the document is genuine, unexpired, and matches an active government record. AAMVA validation is required for all applicants. Only one driver's license attempt is permitted per verification session. If the first attempt cannot be validated against the DMV, you will be required to present a different accepted form of government-issued ID to complete verification.

Real-Time Trust Scoring & Risk-Based Escalation. Plaid calculates a real-time Trust Index score after each verification step. If your Trust Index falls below a defined threshold after the document step, you may be automatically escalated to an additional selfie check even if one was not initially triggered. If your Trust Index is very low after any step, you may be required to complete re-verification before a result is returned. These escalations occur automatically and are a fraud-prevention measure — they do not constitute a final pass or fail determination on their own, and you will be informed of your final outcome before the session closes.

Anti-Money Laundering (AML) Screening. Your name and identity information are screened against global sanctions lists, government watchlists, and politically exposed persons (PEP) databases as part of the Manor Park Tenant Compliance Program, administered through Plaid. This screening satisfies applicable anti-money-laundering and counter-terrorism-financing compliance requirements. A potential match against a watchlist may result in your application being placed under manual review or declined.

SMS Verification. Plaid sends a one-time code to your mobile number via SMS to verify phone ownership before collecting further data. SMS verification is required when auto-fill is enabled and is a mandatory step in this verification flow. This SMS is separate from Manor Park OS's standard two-factor authentication. Standard message and data rates may apply.

Auto-fill & Saved Identity Data. Plaid uses your phone number and date of birth to attempt to auto-fill your remaining personal information, typically reducing friction and the likelihood of data-entry fraud. Plaid also offers a "Remember Me" feature that allows you to complete future Plaid IDV sessions faster by reusing a previously saved and consented verification. Both features are available for US verifications only and require successful SMS verification. Your participation in Remember Me is governed by Plaid's own privacy controls and can be withdrawn through Plaid directly.

Financial Account Matching. If you connect a bank account through Plaid during the application process, Plaid compares the identity information collected during your IDV session against the name and details on the linked financial account to confirm that the account belongs to you. This comparison is performed by Plaid and is used solely to reduce fraud during the rental application process. Manor Park OS does not receive or store your bank login credentials.

Verification Outcome. Upon completing the verification session, you will always be shown your pass or fail result before the session closes — this result is never hidden. If your application is declined in whole or in part based on the outcome of identity verification or AML screening, you will receive an adverse action notice explaining your rights and how to request additional information about the decision.

Data Stored by Manor Park OS. Following your identity verification session, Manor Park OS stores only your Plaid session identifier and verification status (pass, fail, or pending) in your applicant profile. We do not store the image of your identity document, your selfie, your biometric data, or your raw document fields. Those are retained by Plaid in accordance with Plaid's Privacy Policy.

Data Retention & Your Rights. Plaid's retention of your identity verification data is governed by Plaid's Privacy Policy, available at plaid.com/legal. To request deletion of your Plaid identity data, contact Plaid directly. To request deletion of the session record stored by Manor Park OS, contact support@manorparkos.com.

Biometric data notice: residents of Illinois (BIPA), Texas (CUBI), Washington, and other states with biometric privacy statutes have specific rights regarding the collection, storage, and use of biometric identifiers. By proceeding with identity verification, you provide informed written consent to the collection and use of your biometric data as described above.

Fair Credit Reporting Act (FCRA)

Consumer Reporting Agency Status: Portions of Manor Park OS act as a Consumer Reporting Agency (CRA) under the Fair Credit Reporting Act (FCRA) when compiling and providing access to the Public Registry of disputes, delinquencies, and historical records.

Landlord Obligations (Users of Reports): If you use Manor Park OS's Public Registry or screening services to evaluate applications, you legally certify that you have a "permissible purpose" under the FCRA. You must obtain appropriate authorization before accessing consumer files, and you agree to provide proper "Adverse Action" notices if you deny an application based in whole or in part on information obtained from Manor Park OS.

Consumer Rights: Consumers (Tenants) have the right to know what is in their file, the right to dispute incomplete or inaccurate information, and the right to request file disclosures. Manor Park OS provides integrated mechanisms for users to dispute information reported on the Public Registry.

Public Registry & User Indemnification

Data Submissions: Users who submit data (including disputes, public registry claims, and ledger defaults) to Manor Park OS agree that all information entered is entirely factual, accurate in good faith, and supported by written documentation (e.g., executed lease configurations, communication logs, court notices).

Indemnification: YOU SPECIFICALLY AGREE TO INDEMNIFY, DEFEND, AND HOLD HARMLESS MANOR PARK OS from any claims, damages, lawsuits, or regulatory penalties arising from false, inaccurate, or legally unprotected information you submit to the Public Registry. Manor Park OS serves as a conduit for platform data and does not independently verify all user-submitted claims or off-platform interactions prior to publication.

Defamation & Fair Leasing: Any attempts to use the registry to defame, harass, or unlawfully discriminate against individuals in violation of the Fair Housing Act, FCRA, or related laws is strictly prohibited. Violators will face immediate termination of access and potential reporting to regulatory authorities.

Accuracy & AI Content

The Manor Park OS AI Concierge and other smart features utilize advanced large language models. While we strive for accuracy, AI-generated content may occasionally contain errors or inconsistencies. Users are encouraged to verify critical financial and legal information independently.

Manor Park OS does not guarantee the accuracy, completeness, or usefulness of any information provided by the platform, including property listings, neighborhood intelligence, or financial projections.

Fair Housing & ADA Compliance

Platform Accessibility (ADA): We strive to ensure that our digital platform is accessible to all users, including those with disabilities. We work toward compliance with WCAG 2.1 Level AA standards. If you encounter any accessibility barriers, please contact us immediately.

Reasonable Accommodations: Landlords using the platform are legally required to consider requests for reasonable accommodations and modifications for residents with disabilities. Manor Park OS provides communication tools to facilitate these requests, but the legal obligation for compliance rests with the property owner/manager.
