Terms of Service
The agreement that governs your use of the Manor Park OS platform.
Effective date: August 15, 2026
1. Agreement to Terms
By accessing or using Manor Park OS (“MPOS,” “the Platform,” “we,” “us,” or “our”) at manorparkos.com, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, do not use the Platform. These terms constitute a legally binding agreement between you and Manor Park OS.
2. Description of Service
Manor Park OS is a property management platform that connects landlords, tenants, and service professionals. Features include rent collection, lease management, maintenance coordination, tenant screening, financial reporting, and communication tools. We are a technology platform — we are not a licensed real estate broker, property management company, or party to any lease agreement.
3. User Accounts and Roles
You must create an account to use the Platform. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account.
The Platform has three user roles
- Landlords: Property owners and managers who list properties, screen applicants, and collect rent.
- Tenants / Residents: Individuals who apply for and occupy rental properties via the Platform.
- Service Professionals: Vendors and contractors who receive and complete maintenance work orders.
You must provide accurate, current, and complete information during registration. You must be at least 18 years old to create an account.
4. Payments and Fees
Subscription fees
Landlords pay a subscription fee based on the selected plan. Fees are billed in advance on a monthly or annual basis. Subscription fees are non-refundable except as required by applicable law. You may cancel your subscription at any time; your access continues through the end of the current billing period.
Rent and transaction payments
Rent payments and other transactions are processed by Stripe. By submitting a payment, you authorize the charge to your selected payment method. ACH bank transfers are processed via Plaid. Transaction fees, if any, are disclosed at the time of payment. We are not responsible for delays caused by your bank or payment processor.
Disputes
Payment disputes between landlords and tenants are between those parties. Manor Park OS does not arbitrate rental payment disputes and is not liable for amounts owed between landlords and tenants.
5. Tenant Screening & Identity Verification
Tenant screening — including credit checks, background checks, and identity verification — is conducted via third-party providers (Plaid, Stripe Identity, and authorized consumer reporting agencies) in compliance with the Fair Credit Reporting Act (FCRA) and applicable state law. Landlords who use screening data must comply with all applicable fair housing laws and adverse action notice requirements. Manor Park OS provides screening as a tool only; final leasing decisions are the landlord’s sole responsibility.
Digital Vault & Forensic Data Collection
As part of the application and leasing process, you may be required to upload sensitive identity documents, including Social Security Numbers (SSNs), government IDs, and pay stubs. These documents are encrypted with 256-bit AES encryption at rest and stored in an immutable digital vault. You explicitly consent to this secure storage for up to 10 years or the maximum duration permitted by applicable law for legal and compliance purposes.
5.5. Electronic Signatures (eSign)
By using the Manor Park OS eSign portal, you consent to conduct business electronically. You agree that your electronic signature, generated via our cryptographic hashing engine (SHA-256), is legally binding and carries the same validity as a handwritten signature under the Electronic Signatures in Global and National Commerce Act (E-Sign Act) and the Uniform Electronic Transactions Act (UETA).
Each signed document generates an immutable cryptographic footprint containing the document buffer, your IP address, and a timestamp. Neither Manor Park OS, SuperAdmins, nor Landlords can alter the signed document without invalidating the hash.
6. Acceptable Use
You agree not to:
- Violate any applicable law, including fair housing, anti-discrimination, and consumer protection laws
- Post false, misleading, or fraudulent property listings
- Collect or store personal data about other users beyond what is necessary for a transaction
- Attempt to gain unauthorized access to any account, system, or network
- Use automated tools to scrape, crawl, or harvest data from the Platform
- Transmit malware, spam, or other harmful content
- Interfere with the integrity or performance of the Platform
- Use the Platform for any purpose other than its intended property management functions
7. Content and Intellectual Property
You retain ownership of content you upload to the Platform (photos, documents, messages). By uploading content, you grant Manor Park OS a limited, non-exclusive license to store, display, and transmit that content as necessary to provide the service.
All Platform software, design, trademarks, and technology are owned by Manor Park OS and protected by intellectual property law. You may not copy, modify, distribute, or create derivative works without our written permission.
8. Third-Party Services
The Platform integrates with Stripe, Plaid, and other third-party services. Your use of those services is subject to their respective terms of service and privacy policies. Manor Park OS is not responsible for the practices or content of third-party services. Links to third-party sites do not constitute endorsement.
9. Disclaimers
The Platform is provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Platform will be uninterrupted, error-free, or free of viruses. We do not provide legal, tax, or financial advice — consult qualified professionals for those matters.
Documents you create with the Platform. The Platform helps you assemble leases, notices, disclosures and related documents. Some clause text is supplied by us, including text intended to reflect a statutory requirement in a particular state; other text is written or edited by you. We are not your lawyer and we do not review your documents. You are responsible for the content, accuracy, completeness and legality of every document you create, send or sign through the Platform, including any clause or term you add, edit or remove, and for whether it is appropriate for your property, your jurisdiction and your circumstances. To the maximum extent permitted by law, we are not liable for any loss arising from the content of a document created with the Platform — whether that content originated with you or with clause text we supplied — or from any determination that such a document, or any part of it, is unenforceable, non-compliant or invalid. Laws change, and they differ by state and by locality. Have a qualified lawyer in the relevant jurisdiction review any document before you rely on it.
10. Limitation of Liability
To the maximum extent permitted by law, Manor Park OS and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform, including lost profits, lost data, or business interruption, even if advised of the possibility of such damages.
Our total liability to you for any claim shall not exceed the greater of (A) the amount you paid to us in the 12 months preceding the claim or (B) $100.
11. Indemnification
You agree to indemnify, defend, and hold harmless Manor Park OS and its affiliates from any claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising from your use of the Platform, your violation of these Terms, your violation of any third-party rights, or the content of any document you create, send or sign through the Platform — including any clause or term you add, edit or remove, and any claim by a tenant, guarantor or other party arising from it.
12. Termination
We may suspend or terminate your account at any time for violation of these Terms or for any conduct we determine is harmful to other users, third parties, or us. You may terminate your account at any time by contacting us. Upon termination, your right to use the Platform ceases immediately. Provisions that by their nature should survive termination (including payment obligations, intellectual property, disclaimers, and limitation of liability) will survive.
13. Governing Law and Disputes
These Terms are governed by the laws of the State of Arizona, without regard to its conflict of law provisions. Any dispute arising under these Terms shall be resolved by binding arbitration under the rules of the American Arbitration Association, conducted in Maricopa County, Arizona. You waive any right to a jury trial or class action proceeding.
14. Changes to These Terms
We may update these Terms at any time. When we make material changes, we will notify you by email and update the effective date above. Your continued use of the Platform after the effective date constitutes acceptance of the revised Terms.
